Dawkins Street zoning request headed to Alexandria council

The City Council has set a June 30 public hearing on a several-years-old zoning petition.

James Vanderhoeven’s effort to rezone the rear of three lots on Dawkins Street dates to November 2021 when it was initially rejected by the Zoning Commission.

Vanderhoeven since then has worked with officials and Dawkins Street residents to satisfy objections and now has the Zoning panel’s recommendation.

He wants to reclassify the sites from Single Family 2 assignment to B-3 General Business.

A shopping center he owns faces Jackson Street (at Hill Street intersection) adjacent to the Dawkins property. The change would allow parking and/or business expansion.

The zoning panel has two requests on its June 22 agenda.

David Peterman asks to change a site designated 58 Heyman Lane No. 4 from B-2 Community Business to C-1 Limited Commercial.

That would allow sale to a potential buyer for commercial use/parking. The 1/2 acre is in the vicinity of PJ’s Coffee at the corner of Heyman and Coliseum Blvd.

When that site was before the commission back in 2021 for its current designation and use Peterman was among those speaking, not in dissent but to express concern about potential traffic issues.

He was assured by the panel that traffic impact would be monitored by the city.

The second petition this month is that of Williams Barton, seeking campground/RV park parameters for 8.9 acres at 3311 England Drive.

The site, 24 lots of an already partially developed tract near the Amvets Post, is currently MHP.

A change to PD (Planned Development) would permit Barron’s plan.
