The Alexandria City Council is asked to annex a five-acre tract on Vandenburg Drive to allow construction of a heavy machinery dealership.
Vandenburg is the highway connecting LA 28 West and England Airpark. The five acres, across from the city recreation complex, sits between a Chevron station and Dollar General to the south and the Fed Ex center to the north.
Tri V Properties, through Managing Partner Harold Vercher Jr., seeks a light industrial (I-1) usage designation for the property that fronts about 390 feet on Vandenburg.
Waukesha-Pearce Industries, which currently operates near Gene Ball Drive off South MacArthur, is the potential tenant.
Established addresses on the acreage include 270, 330 and 364 Vandenburg. Site of the former Lighthouse Club is not included, according to documents submitted with the petition.
Assessed value of the acreage is $43,500. Valuation is established at 10 percent of market value, set at sum of most recent sale, in this case $435,000 to Tri V.
The city engineer suggests a retention pond be included on the property due to what is termed poor drainage.
The annexation resolution is on the agenda for introduction at Tuesday’s Council meeting. If accepted it will be bound over for future hearing and consideration.
